Are the houses liable to be
flooded being so close to the water?
No, the harbour water level is regulated by the Bristol Harbourmaster at a
standard water-level to prevent flooding to other parts of Bristol which
are closer to the water-level than Pooles Wharf Court, such as the City
Centre and Broadmead which would flood via back-filling from the storm
drains, if the water level was permitted to rise. The level however does
fluctuate in about a one metre height difference from time-to-time due to
other harbour operations.
Who is responsible for maintaining the dock wall?
The Harbourmaster and Bristol City Council are responsible for maintaining
the harbour wall and the harbour walkway back to the line of the garden railings or the
houses and flats, which are set eight metres back from the harbour wall
itself. The dock wall in front of the wet-dock homes, numbers 32-49 is
currently owned by, and is the responsibility of the Freeholder of the wet-dock, as
that dock is privately owned and consequently insured against any failure
in its integrity.
What is parking like in the area?
Every flat on the development has one dedicated parking space (sometimes two) and each
house has a garage or car-port plus one other dedicated parking place.
There are six visitors parking spaces, plus five other available spaces on the estate road, but those are
often already in use by visitors to the 93 properties.
Accommodating visitors is therefore not simple, but dependent on time of day
there is often parking close by just outside of the estate entrance.
Are there any local facilities, shops etc?
The nearest shop is a fairly-well equipped 'Spar' shop that keeps many of
essential provisions and there are many Pubs and Restaurants close by
(please click on the 'Links' page). The well-known Marcruss Stores also
sells lots of clothing and 'outdoor-activity' items.
What is security like?
Pooles Wharf Court is
well-lit and has a vehicle entrance-barrier and gates at all of its entrances, so
public access through the site is infrequent. The access road and paths
have concealed CCTV cameras to oversee and record unwelcome visitors.
There are a number of 'activity-operated' lights which come on after dark
in some parts of the estate to deter theft. There is also an active 'Neighbourhood
Watch' group in the development and in nearby overlooking developments, so
we are well covered. Who can use the garden in the centre of the Estate?
The garden is available for
all residents to use and enjoy, not just the properties which overlook it.
However barbecues are not permitted in the garden or on the pathways
around it.
